Slab foundations
Most newer Ellis County subdivisions use monolithic or post-tension slabs poured directly on clay. Movement shows up as corner lift/drop, interior cracks, and slab fractures. Repair typically involves pressed steel or helical piers.
Pier-and-beam foundations
Common in older Waxahachie, Ennis, and rural properties. Crawl spaces allow access for leveling, sill replacement, and shimming. Wood members can rot if drainage fails — steel shims and piers extend life.
Which is worse on clay?
Neither is immune. Slabs hide problems until cracks appear; pier-and-beam shows sloping floors earlier but can be adjusted more surgically. Drainage matters for both.
